Successful remediation of a challenging and commercially risky site
Pitwines Gas Works is located 300m from Poole Harbour, a Site of Special Scientific Interest.
Our client Crest Nicholson wanted to develop 504 residential units on an area of 5 hectares but needed to protect the groundwater receptor (the harbour) by addressing both the source contamination on site and pathway contamination issues.
3R provided a fixed price/lump sum led solution which enabled purchase of the site with capped commercial risk and worked closely with Crest Nicholson, Waterman Environmental, and regulators (EA and Borough of Poole Council) to reduce contaminants below target values.
Our understanding of the entire construction process allowed us to produce a pragmatic and value engineered solution. Soils were treated with stabilization technologies on site using a number of slurry production units and mixing zones to treat approx 450m³ – 600m³ of soils every day.
The soils were mixed in 10m³ batches for accuracy and the achievement of a homogenous mix to be re-used on site as a substitute for imported fill.
Over 30,000m³ of site won soils were reclaimed, reducing disposal costs, the need for newly quarried materials and associated haulage.
